Living in Miami, Florida has so much to offer. Tropical weather, mild winters, lovely beaches, a thriving night life, a diverse community, and great food are some of what you can find in this bustling city. Home prices have been increasing sharply the last several years, therefore loan financing continues to play an important part in the local economy. We’ll examine some Miami Online Home Loans you can apply for today!
Adjustable Rate Mortgages – affording a new home is easier these days as variable rate mortgages or ARMs continue to grow in popularity. Interest rates on your ARM can be as much as one percent lower than what you would pay for a fixed rate loan. Rates are generally locked in for the first few years of a loan and then change as they are pegged to rates determined by the government.
Introductory Rate ARMs – Miami Online Home Loans are also available as Introductory Rate ARMs. Usually with these loans, the rate is extra low for a predetermined amount of time. This lets home buyers, like you, get more house for the money.
Balloon Mortgages – Balloon loans are short term mortgages that have some features of a fixed rate mortgage. Usually the rate is extra low for a period of time. At the end of that time, rates jump up and the loan is effectually “due” or you can refinance to lock in a lower rate.
Graduated Payment Mortgage – The GPM is another alternative to the conventional adjustable rate mortgage. Rates are fixed for one year and then rise at increments in subsequent years.
Fixed Rate Mortgages – The most popular and one of the most common Miami Online Home Loans. Rates are fixed throughout the term of the loan which is usually 15 or 30 years. Other term packages offered by some Miami lenders are for 20, 25, and even 40 years.
No matter which loan you choose, you can soon find yourself living in the Sunshine State in the bustling city of Miami. Look on the internet for your Miami Online Home Loans options today!

A big problem for engineer-to-order (ETO) companies is that they have many unique requirements that make traditional ERP systems unsuitable. The engineer-to-order market is relatively small and the companies themselves also tend to be small. The result is that the larger ERP software companies are more focused on the needs of the larger and more numerous repetitive manufacturers.
In the manufacturing software industry the terms are clearly recognizable. The differences between make-to-stock, assemble-to-order, make-to-order, and engineer-to-order are clearly understood.
These distinctions are not so clear for those in manufacturing evaluating software systems for the first time. There is often a mismatch in how they describe their business. Companies may describe themselves as job shops or even make-to-order when they are really engineer-to-order.
Software vendors do not help the situation. Many vendors don’t want to eliminate themselves from opportunities so they cast their net as wide as possible. They claim to support a multitude of manufacturing styles when on closer examination they are best suited to one.
The term engineer-to-order (ETO) denotes a style of manufacturing rather than a specific industry segment. Other synonymous terms are “project-based” or “custom” manufacturers. ETO companies typically have distinct characteristics about the way they conduct business that differentiate them from discrete or repetitive manufacturers.
According to Thomas R. Cutler, spokesperson for the ETO Institute, “ETO companies build unique products designed to customer specifications. Each product requires a unique set of item numbers, bills of material, and routings. Estimates and quotations are required to win business. Products are complex with long lead times, typically months or even years. Unlike standard products, the customer is heavily involved throughout the entire design and manufacturing process. Engineering changes are a way of life. Material is purchased not for inventory but for a specific project. All actual costs are allocated to a project and tracked against the original estimate. Once complete, the product is typically installed at the customer’s site. In most cases, aftermarket services continue throughout the life of the product.”
The ETO Institute (www.etoinstitute.org) is an independent organization committed to helping North American engineer-to-order (ETO) manufacturers compete more effectively in an increasingly competitive global environment. Our resources section provides a list of articles and white papers focused on manufacturing and, in particular, engineer-to-order. The bulletin board provides a forum for organizations to share ideas and information and to discuss challenges and business issues.

A perspective on life! – by Joseph Ghabi
All of our lives we always seem to direct our concern toward attempting to conclude our life path or destiny in this lifetime without really knowing or understanding what this means to us. In reality the importance lies not in trying to determine our life path or destiny, but, in effect of how much growth we accomplish within one lifetime. So you are not condemned if you make one or two mistakes from time to time! The importance in reality in the acceptance of the situation, then the understanding of what you’ve come to learn and move on in your life. At the end of that particular lifetime, it is measured if we succeeded to meet our intended life path and the relevance is in what amount of growth that we were capable of achieving in that lifetime.
By putting less restriction and pressure on ourselves in concentrating less on our life path, we can allow different experiences and the people that come into our lives to bring us our growth. Rather than comparing their signs in horoscope, astrology or numerology with our own in order to determine if they are compatible with us or not, just appreciate and understand that you needed those experiences when they came to you, otherwise the people were not part of your life in the first place.
In our human level, it is normal to push away certain experiences or people that we encounter in our lives, a common reaction out of a lack of security in ourselves. That is in reality the fear of the unknown in any situation that is not familiar to us. Think of it in that way. If we need the experience then that is enough reason to accept and learn to deal with it in the first place without questioning its impact or value in your life. Just accept it as part of your growth.
Growth and our life path are not the same and we cannot look at them from the same perspective. Try to look at it from my point of view at the moment.
Growth is defined in such a way that for the evolution of a soul, that soul requires the capacity to evolve under specific learning experiences in order to attain a higher level of wisdom, as well as being a companion to its fellow souls without placing judgment or by discriminating people for their skin color, religion or ethnic background.
Our life path is a set of goals that we put to ourselves in an intended direction that should lead us to reach our highest possible level of growth. However, there is no such thing as one way or one direction that can lead us to our most desired life path. We can take any direction in life and always have use of our free will at our own discretion. It is important to remember that the direction will only determine the amount of growth that we accomplish from such a decision we took in our life when we do use our free will.
As an example of that I am not sure if you watch “The Price is Right” on TV? When a contestant goes on stage and they have 3 doors in front of them to choose from, DOOR #1, DOOR #2 and DOOR #3. The contestant is exited about being there in the first place! When looking back at the audience to see his wife or her husband pointing with their finger at door1, 2 or 3, providing their opinion of what they think their partner should pick. Finally they decided on door #3!… It is here that you should understand what I discussed previously, in terms of the amount of growth we might achieve and under what circumstances it will occur. If that contestant choose DOOR #1 there was a car valued at 15,790$, behind DOOR #2 there a bed room furniture valued at 7,238$, and DOOR #3 there a cruise valued at 11,877$. As you can see, with which ever door you choose you are still going to win and have an experience with those prizes, yet, each one had a different feeling and value, but only in percentage. You might feel somewhat sad sometimes that you did not choose the door that your intuition was leading you to choose but at the end you still did not lose as you can see. As we can compare all of that into our life and whatever direction you choose to take is still right. The only change is the difference of experiences that each direction will bring us in return, and the amount of growth they provide for us. With that conclusion, regardless if our experience is good or bad, in either case it is still growth.
As we can see there is no right or wrong here just learn to trust yourself and act upon whatever feels right for you. Never question it and avoid asking other people, relatives or a medium for an answer because you do hold your own answers inside of you. Just learn to trust yourself, even if you are in the worst situation of your life so far! There is always a way out when we apply our own determination and will into making the change. You are the master of your own destiny at the end.
In reality our biggest fear in life is in accepting the necessity of making a change. Change brings an unfamiliar territory that we need to cross bringing the necessary people or situations that we need to let go of. Think about it and be honest with yourself in order to make your change valid and effective. The minute you take that leap into an unknown direction, people, situations and insight will start to fall into your lap from an unknown source. Why? Because you already took your decision to act and allowed space for change. From then on the universe will start to support you in whatever direction you plan to go on your next stage of the journey we call life.
Cherish that life and just try to make the best of it and have a positive attitude about it. As it is now, I am writing these words to you regardless of what you choose to do with them. Our crossing has been met only by you reading my words and from there it is your choice for what you do with it. But the growth is as it is for you, as well as it is for me. This will bring me an opportunity to grow by learning to appreciate the chance for me to share my insight, wisdom and understanding with you. As you see there is always a win win situation here and we will never lose. Just learn to appreciate your chances to grow and enjoy your life in the process.

When you are just about to begin to play cricket it is not always straightforward to choose what you should acquire. If you go into a sports retail shop and ask them what you need, you will finish up coming out with loads of kit that you don’t need. So, it’s best to clearly understand what you may require prior to you going shopping. That way you are more likely to find what you want, instead of what the store landlord suggests you need.
Below, is more or less a detailed cricket equipment list, you do not need all the kit on this list, as many organisations will lend you kit particularly at junior level: Click here to find great deals on cricket equipment and accessories.
Cricket whites, cricket bats, balls, helmets, gloves, batting (wicket keeping) inner gloves, wicket keeping gloves, batting pads, wicket keeping pads, box, chest pad, arm guard, inner thigh pad, cricket boots (bowling boots; batting boots), box (groin guard), stumps and bails.
For most cricket events you will ever participate in you will need to have your very own set of whites. Cricket whites include white cricket trousers and a cricket shirt. It is therefore important to make sure that you buy a correct pair of cricket trousers as well as a good white cricket shirt and jumper as it can easily turn pretty cold if you are standing out on the field for a considerably long time in particular if you are playing in England (the start and end of the cricket season are the coldest).
If you can not borrow gear from your club the other most crucial items of equipment are a cricket bat & box. A good cricket bat is vital if you wish to score many runs & is a very personal piece of equipment, so spend a few hours selecting your bat, preferably you would be advised to go to a store and try one out before you buy so you know how it feels to play with. When you know what you want you can often buy bats on the World Wide Web significantly cheaper). You need a good box to shield your groin from the ball, as getting hit down below’ is tremendously painful, so investing in a good box before you start is a defiant must – you can not bat without one.

The State of New Mexico is getting ready to put in a Space Port with an Industrial park to help usher in the new age of commercial space endeavors. Meanwhile the FAA has proposed new legislation for SpaceFlight Rules, which is being discussed.
Burt Rutan’s SpaceShip One recently won the X-Prize for getting into space and so far the new venture to take tourists into space already has over 38,000 people signed up to go with deposits. The cost to be taken into space is only about $200,000 and many expect the waiting list to reach 50,000 by the end of the year?
The Space Port will be Northeast of Las Cruses, NM and will be on a 27-mile plot of land. It will be completed in 2009 and will house spaces ships costing about 150 million dollars. The State of New Mexico is also very excited about the project and will spend about 100 million to assist with local infrastructures to support the new space base. Billionaire Richard Branson will spend about 225 million dollars to build the spaceport.
The future of commercial space flight in nearly upon us and that means an entirely new industry, with potentially billions of dollars flowing thru it in the next decade. Not bad for the forward progression of mankind, not bad at all. Think on this in 2006.

Cisco certification candidates, particularly CCNA candidates, must master binary math. This includes basic conversions, such as binary-to-decimal and decimal-to-binary, as well as more advanced scenarios involving subnetting and VLSM.
There’s another conversion that might rear its ugly head on your Cisco exam, though, and that involves hexadecimal numbering.
Newcomers to hexadecimal numbering are often confused as to how a letter of the alphabet can possibly represent a number. Worse, they may be intimidated – after all, there must be some incredibly complicated formula involved with representing the decimal 11 with the letter “b”, right?
Wrong.
The numbering system we use every day, decimal, concerns itself with units of ten. Although we rarely stop to think of it this way, if you read a decimal number from right to left, the number indicates how many units of one, ten, and one hundred we have. That is, the number “15″ is five units of one and one unit of ten. The number “289″ is nine units of one, eight units of ten, and two units of one hundred. Simple enough!
Hex numbers are read much the same way, except the units here are units of 16. The number “15″ in hex is read as having five units of one and one unit of sixteen. The number “289″ in hex is nine units of one, eight units of sixteen, and two units of 256 (16 x 16).
Since hex uses units of sixteen, how can we possibly represent a value of 10, 11, 12, 13, 14, or 15? We do so with letters. The decimal “10″ is represented in hex with the letter “a”; the decimal 11 with “b”; the decimal “12″ with “c”, “13″ with “d”, “14″ with “e”, and finally, “15″ with “f”. (CCNA candidates will remember that a MAC address of “ffff.ffff.ffff” is a Layer 2 broadcast.)
Practice Your Conversions For Exam Success
Now that you know where the letters fall into place in the hexadecimal numbering world, you’ll have little trouble converting hex to decimal and decimal to hex – if you practice.
How would you convert the decimal 27 to hex? You can see that there is one unit of 16 in this decimal; that leaves 11 units of one. This is represented in hex with “1b” – one unit of sixteen, 11 units of one.
Converting the decimal 322 to hex is no problem. There is one unit of 256; that leaves 66. There are four units of 16 in 66; that leaves 2, or two units of one. The hex equivalent of the decimal 322 is the hex figure 142 – one unit of 256, four units of 32, and 2 units of 2.
Hex-to-decimal conversions are even simpler. Given the hex number 144, what is the decimal equivalent? We have one unit of 256, four units of 16, and four units of 4. This gives us the decimal figure 324.
What about the hex figure c2? We now know that the letter “c” represents the decimal number “12″. This means we have 12 units of 16, and two units of 2. This gives us the decimal figure 194.
Tips For Exam Day
Practice your binary and hexadecimal conversions over and over again before you take your CCNA exams. Binary math questions come in many different forms; make sure you have practiced all of them before exam day. The number one reason CCNA candidates fail their exam is that they’re not prepared for the different types of binary math questions they’re going to be asked, and that they aren’t ready for hexadecimal questions at all.
You don’t have time to learn how to do in on exam day. You’ve got to be ready before you go into the exam room, and the only way to be ready is a lot of practice.
Finally, make sure you read the question carefully. You’ve got hex, decimal, and binary numbers to concern yourself with on your CCNA exams. Make sure you give Cisco the answer in the format they’re looking for.

Hordes of betters will certainly have come upon the term “offshore sports betting”, though a few aren’t totally savvy what it implies. Unless you’ve been living under a rock for the past few years, you’ve probably either dabbled in real estate yourself, or at the very least, know someone who has. So, how does someone that’s brand new to real estate start flipping homes? (And let’s clear the air right now… IT IS NOT TOO LATE to start investing in real estate).
Follow these 7 tips to start investing in real estate today:
1. Look In Your Own Backyard The grass is always greener in the other neighborhood, and it’s easy to keep looking for the “right” area. The bottom line is that any area is the “right” area. In order to be effective in the steps 2 through 7, you’ve got to get over the idea that real estate deals only exist in other areas. It sounds cliché, but there are plenty of deals in your own backyard. Not to mention, it’s easier to manage and you’re likely to know the values in and around your area.
2. Find the “Right” Property Not every piece of real estate is a good investment – even if you can “steal” it! Make sure you look at things like: * Property Location – Will you be able to sell the property once you’ve renovated it? * Condition – How much work- and what kind of work – needs to be done and is it a project that you can afford to take on financially and from a management perspective? * Seller’s motivation – Is the seller truly motivated enough to negotiate on price?
3. Have A Thorough Inspection Unless you’ve been flipping real estate for a while or have a background in construction, then it’s a good idea to have a full home inspection. It may cost you a few hundred dollars, but will catch things that maybe you didn’t know to look for. When flipping real estate, it’s the “little” things that add up very quickly and can eat up your profits!
*** Bonus Tip*** Use a home inspection to help renegotiate the purchase price OR ask for a credit toward repairs.
4. Don’t Get Emotional Real Estate is emotional by nature. Investing in real estate cannot involve your emotions. It’s got to be all business. If the numbers don’t work, move on to the next. So many times, people are so desperate to flip their first deal that they make bad decisions just to do something at all. Then, they’ve become so attached to the deal that they try to sell it for higher than the market will bear and end up holding the property longer, reducing their profit and getting left with a bad taste in their mouth.
5. Know Your Numbers – All of Them! Late night infomercials will hype you up with pipe dreams of flipping real estate for millions of dollars in profits and no work. You’ve seen the testimonials that go something like: “Mary Smith purchased this property for $100,000. It cost $10,000 in repairs. She flipped the property for $140,000 and made $30,000″. Somewhere on the screen, you see in teeny tiny print: Results Not Typical. Your Results May Vary!
Of course results are not typical because those results assume that you buy the property for all cash and pay no closing fees and have no monthly costs. Be VERY cautious of deals that you see that sound like that!
In the real world, costs associated with flipping real estate are: * Purchase costs: Upfront mortgage fees, attorneys fees, regular closings fees, title, survey, etc. * Carrying costs: It’s more than just the repairs! When you’re flipping real estate, you’re likely paying higher interest rates than on, let’s say, a primary residence or second home. In addition to the repairs, you’ve got to consider monthly payments, taxes, insurance, utilities, etc. * Selling costs: Again, you’ve got closing costs and possibly real estate commissions to consider.
Whether you’re flipping a real estate deal here and there or you’re looking to make real estate your new career, it’s important that you know – and figure – your costs into your calculations. Keeping this in mind will help you keep from getting emotional (See Tip 4)
6. Keep Track Of Your Progress You can’t improve what you can’t measure! Throughout the entire project, you’ll want to constantly track your progress. This way, you’ll know, at any given time, where you stand on the deal. This will help keep you focused by keeping the bottom line in front of you all the time.
7. Expect the Unexpected In virtually every single property you flip, you will run across SOMETHING that you simply didn’t expect. Whether it’s an issue that pops up 2 hours before closing that needs to be handled or a big surprise when you peek behind the drywall that you had to replace! You’ll almost always run at least a little over budget or hold it a little longer than you anticipated. But at the end of the day, you’ll have the satisfaction of taken an ugly house and turned it around and depositing a healthy check in your bank account.

When planning your wedding, ask yourself: why is there so much silk involved in a wedding? You know the answer as well as I do: Silk symbolized elegance. Silk has been around for literally thousands of years and has been used by people for ages for all sorts of purposes. When used in bulk and custom designed for a wedding dress, silk isn’t cheap. Let me restate that, silk is cheap when bought by the truckload from a mass manufacturer in China or somewhere else. But, by the time it’s styled and added to a fancy wedding dress, the resulting silk product can be costly.
When someone gets married, they want the wedding to be as fancy (and unfortunately for the person who is footing the bill, expensive) as possible. For that special woman, no expense should be spared. And believe me, the wedding caterers know this. They’ve seen thousands of couples come before you and they are professionals as sizing up how much money is likely budgeted for you wedding.
Silk flowers are another popular item found at weddings. Arranged properly, silk flowers can add a huge amount of beauty to any ceremony. In fact, there are many stores (likely online) that carry different types of silk flowers and silk flower arrangements for your wedding.
On top of that, many small custom providers of different silk flowers and plants can be found online. Say, you are having a Hawaiian themed wedding. Wouldn’t it be cool if there were silk palm trees and silk coconuts. Yes. It would. Now just convince whoever is paying for your wedding that these are integral parts to your wedding and you are all set.
